While leasing is handled by an outside leasing agency, O'Connor Management
is very involved in the turnover process between tenants. We work closely
with leasing agents and owners to keep vacancy times as short as possible.
Turnover services, included in the monthly management fee, include:
- Conduct final walk-through to determine amount of security deposit
refund for departing tenant. Refund deposit to former tenant, including
an itemized list of any deductions.
- Provide keys to leasing agent.
- Schedule general cleaning.
- Schedule carpet cleaning, if necessary.
- General repairs to make unit ready for new tenant, including patching
nail holes and touch-up painting (if possible).
- Schedule municipal occupancy permit inspections; meet inspector at
property. Handle all repairs required by inspection; reinspect with
inspector.
- Generate a move-in condition report as a baseline for new tenant.
